Joe Cook
Joe Cook is the Founder of J.S. Cook Advisors, LLC and Managing Partner of Singularity Fund where he focuses on acquiring, structuring, and operating commercial real estate and operating business investments.
Joe is an investor-operator at his core. He sources and executes investments through joint ventures, preferred equity structures, and direct acquisitions, with a focus on retail, restaurant, and value-add commercial opportunities. His work spans the full lifecycle of a deal—from underwriting and capital formation to lease structuring, development oversight, and long-term asset management.
Prior to founding J.S. Cook Advisors, Joe spent over 12 years with THF Realty, one of the country’s leading retail developers, during a period that included both significant expansion and the financial crisis. As Vice President, he led the finance function, overseeing capital markets, development underwriting, acquisitions, and investment strategy. During his tenure, he negotiated more than 100 financing transactions totaling over $1 billion in loan volume and played a key role in navigating complex market conditions during the 2008–2010 downturn.
Today, Joe combines institutional-level experience with an entrepreneurial, hands-on approach. He is known for structuring creative deals, negotiating effectively for his clients and partners, and maintaining a disciplined focus on risk-adjusted returns.
Joe is a licensed Missouri real estate broker, a Chartered Financial Analyst (CFA), and a graduate of the University of Missouri, Columbia, where he earned a degree in Business Administration with an emphasis in Finance.
Joe is active in the community, volunteering with Food Outreach and recently working on a pro bono basis with Kids In The Middle to secure new office space for the organization.
Outside of work, Joe enjoys spending time with his family, volunteering at his daughter’s school, fishing in Ontario each summer, and spending time at his farm in Columbia, Missouri.
